In March 2026, Palms Place condo owners got a revised housekeeping schedule. Studio cleanings went from $80 to $135 and one-bedroom cleanings from $110 to $205. The charge applies each time a unit is cleaned, so the same increase costs very different amounts depending on how a unit is used. An owner who lives there and books a cleaning every few weeks barely notices it. An owner renting by the night pays it on almost every booking. The Schedule Owners Received
8 News Now obtained an email from Palms Place leadership to owners. It introduced "a detailed breakdown of the current housekeeping fee alongside the revised fee structure." Based on the reported amounts, that is roughly a 69% increase for studios and 86% for one-bedrooms. Owners told the station that in some cases the fees were up almost 90%.
Owner Jason D'Souza, who runs short-term rentals, described the gap between the two kinds of owners this way:
"The people who live here, they can get their place cleaned once a week, or twice a month, or three times a month. We need to get a cleaning fee every single day."
The station had asked the Palms for comment and was still waiting when the story ran. We found no later public report showing the schedule was revised or withdrawn. That doesn't prove it hasn't changed, so anyone evaluating a unit today should start from the current fee sheet rather than the March figures.
Divide the Fee by the Length of the Stay
A per-cleaning fee is a fixed cost attached to each stay. To see what it costs per night of revenue, divide it by the number of nights the guest stays. The Las Vegas Convention and Visitors Authority's 2025 Visitor Profile, posted March 10, 2026, puts the average visit at 3.2 nights, down from 3.6 nights in 2021.
The table assumes one mandatory cleaning per stay. If an operator cleans more often during a stay, the per-night cost goes up from here.

At a 30-night stay, the increase adds less than $4 a night to either unit type. At the average visit length, it adds about $17 a night to a studio and about $30 a night to a one-bedroom. On a one-night booking, the whole increase lands on a single night's revenue. So the fee change has little effect on longer-stay rentals and a large one on weekend turnover, which is the model most condo-hotel investors are pricing in.
Visits have been getting shorter, too. The drop from 3.6 nights to 3.2 means more cleanings for every hundred nights booked, even if occupancy stays the same.
August Shrank the Revenue the Fee Comes Out Of
The per-night cost only matters next to what a night brings in. The LVCVA's August 2026 Executive Summary, the latest monthly report available as of early October, shows that number falling:
- Citywide average daily room rate was $150.32 in August 2026, down 7.4% from August 2025.
- The Strip's average daily rate was $153.15, down 11.4%, and Strip revenue per available room fell 15.8% to $117.93.
- Citywide occupancy was 74.1%. Midweek was 69.4% and weekend was 85.5%.
- Visitor volume dropped 4.3% to 3,034,900, and passenger counts at Harry Reid International Airport fell 9.2%.
These are hotel-market averages, not Palms Place unit results. Still, they work as a benchmark. At August's citywide rate, a $135 studio cleaning equals about 90% of one night's revenue, and a $205 one-bedroom cleaning is more than a full night. The rate fell and the cleaning cost rose at the same time, which squeezes short-stay margins from both sides.
August isn't the whole year. Through August 2026, the citywide average rate was $183.60, up 1.9% from the same period of 2025. The LVCVA tied part of August's drop in visitors to a lighter event calendar and to Labor Day weekend falling mostly in August last year. The cleaning fee doesn't move with the seasons. It costs the same in a slow month as in a peak one, so its share of revenue grows in exactly the months when revenue is already down.
Guests See the Fee as a Line Item
A fixed fee would matter less if owners could fold it into the nightly rate without losing bookings. The owners interviewed in March said that isn't happening. "A lot of them will cancel when they realize there's this extra cleaning fee," D'Souza told 8 News Now. Owner Mark Wilson said, "We are losing money because of the increase to housekeeping costs." These are owner accounts, not measured booking data.
The largest resort operators are describing the same pressure. At the Global Gaming Expo in late September 2026, Caesars Entertainment CEO Tom Reeg said "the leisure customer is not as strong as it has been." MGM Resorts CEO Bill Hornbuckle pointed to the add-ons stacking up on visitors: "when people talk about parking and resort fees and water, they're all part and parcel to a bigger mix." A guest comparing a Palms Place unit with a hotel room is comparing total cost, and a cleaning fee close to one night's rate is the kind of add-on Hornbuckle was describing.
What the Fee Does to the Pool of Buyers
The cleaning fee also affects resale. Owner Giuseppe Brambilla told 8 News Now, "My goal was to buy more at the Palms, but I stopped." Wilson said, "We're looking at other options." When a cost hits one group of buyers much harder than others, that group bids less, and the units they would have competed for depend more on owner-occupants and longer-stay buyers.
Financing narrows the pool as well. Fannie Mae's condo guidance says projects that operate as hotels or motels, or that manage daily or short-term rentals, are ineligible for Fannie Mae financing even when units are individually owned. Fannie Mae doesn't publish project-level decisions, so a buyer's lender has to confirm the status of the specific building. Units in hotel-operated buildings tend to sell to cash buyers or buyers using portfolio loans, and both groups underwrite on net income, which now includes the higher cleaning fee.
Rental rules add another layer. Clark County's short-term rental framework allows a condominium unit to be licensed only if the governing documents expressly permit transient lodging and short-term rentals stay at or below 10% of the building. 8 News Now cited that 10% cap in its Palms Place coverage. We found no public determination of how Palms Place itself is classified under the ordinance. That question belongs with the association documents and the county, and it should be answered before any income assumption goes into a spreadsheet.
The wider resale market makes building-level analysis even more important. Applied Analysis data reported by the Las Vegas Review-Journal shows 263 high-rise condo resales valleywide in the first half of 2026, down from 293 in the first half of 2025 and 638 in the first half of 2022. The average price of $793,194 was on pace for a record, helped by an $11.8 million sale at the Waldorf Astoria. With that few sales, one large closing can move a valleywide average. That number tells a Palms Place studio buyer very little about what their unit will earn after cleaning costs.
